Government of India's flagship housing initiative aimed at affordable housing for all by 2028-29.
PMAY Components
PMAY-Urban (PMAY-U)
Implemented by the Ministry of Housing and Urban Affairs (MoHUA).
- Beneficiary-led Individual House Construction/Enhancement (BLC): ₹1.5 lakh per EWS family.
- Affordable Housing in Partnership (AHP): ₹1.5 lakh per EWS house (min. 35% houses for EWS, 250+ houses per project).
- In-situ Slum Redevelopment (ISSR): ₹1 lakh per house for eligible slum dwellers.
- Credit Linked Subsidy Scheme (CLSS): Interest subsidy on housing loans.
Funding: Centrally Sponsored Scheme (except CLSS - Central Sector Scheme).
PMAY-Gramin (PMAY-G)
Launched in 2016 as a restructured version of Indira Awaas Yojana (IAY).
Objective: Provide a pucca house for houseless households and those living in kutcha/dilapidated houses by 2024.
- Funding: Centre = 60:40 (Plain areas), 90:10 (NE states, Himalayan states, J&K), 100% funded by the Centre in UTs (including Ladakh).
- Beneficiary Selection: Based on housing deprivation data from SECC 2011. A Permanent Wait List ensures future targeting.
Recent Update
The Centre has relaxed the "automatic exclusion" criteria under the PMAY-Gramin (PMAY-G), allowing broader inclusion and easier access to benefits.
